After working with Rent4All Property Management for the past few years, investor Darcy White chose to work with the Invest Windsor Team for his next Windsor purchase. Invest Windsor is responsible for Project Management of the 48 unit building White and his team of investors purchased early this year. Renovations are currently being completed in all vacant units and all common areas.

Out-of-town investors Darcy White and Fred Ryvers know they're getting some warts with the discount prices they're paying for Windsor apartment buildings, but are confident it's a smart move.
Despite the city's high vacancy rate, it is a good time to buy into Windsor's rental market -- for those who go in with their eyes open, adequate financing and a long-term outlook, say the two British Columbia men and several local real estate agents.
White and Ryvers, who were in Windsor this week, represent a group of B.C. investors looking for undervalued multi-unit rental properties to buy and hold for income. They have been shopping around in almost every city from Toronto west for the last three years. After a lot of research, they decided Windsor was the place to make some of their first investments.
"We looked at the numbers and returns, and it definitely made sense to invest here," said Ryvers, a real estate agent in Langley, B.C., where he has also owned apartments.
"If you buy well, it's a good hold," White said.
In May 2008, they bought a rundown 1920s vintage complex with 17 apartments in Walkerville that was half empty and in receivership. It cost nearly $300,000 to renovate, but now almost all the apartments are occupied, White said.
More recently, they bought a 48-unit building in east Windsor that is being renovated. They are near to closing a deal to purchase a third building and have put an offer in on a fourth, said White, who also manages family-owned commercial properties in the B.C. interior.
Friday, White and Ryvers were checking out more Windsor apartment buildings that are up for sale.
